Acquisition and Site Selection
- Assemble and lead team of qualified professionals (Architect, Civil Engineer, Land Use Attorney, etc) to creatively analyze the subject property
- Review property information and tour property with professionals
- Determine preliminary feasibility of proposed uses and modifications based on professionals’ input
- Prepare preliminary cost estimates and schedules
- Assist owner’s acquisition and asset management team to prepare investment models and investment memos for potential investors and joint venture partners.

Due Diligence
- Assemble and manage a team of qualified professionals (Architect, Civil Engineer, Structural Engineer, Mechanical Engineer, Land Use Attorney, Building Inspection Services Firms, Environmental Scientists, etc) to evaluate the subject property
- Tour property with members of the professional team
- Review professional reports and recommend further study where necessary
- Direct professionals to complete initial design studies to verify appropriateness of property for the development or redevelopment work anticipated by owner
- Compare initial design studies to preliminary cost estimates and schedules and update as required
- Prepare summary reports for owner’s use in evaluating decision to proceed with purchase
- Assist owner’s acquisition and asset management team to prepare final models and investment memorandums for investors and joint venture partners

Design and Entitlements
- Identify and manage professional team to proceed with building and site design development
- Review and monitor professional team’s progress and recommend modifications as required
- Review design progress periodically with owner and recommend modifications as required
- Manage professional team’s applications for entitlements with local, state and federal agencies
- Resolve issues to secure project entitlement and attend public hearings
- Negotiate proffers with public authorities
- Source and supervise local permit expeditors to assist in the process of obtaining required entitlements
- Report periodically to owner on the status of design and entitlement progress relative to initial project schedule

Value Engineering
- Lead the professional team in identifying and incorporating changes to the project scope in order to meet project budgets and schedules

Construction Bid and Award
- Select appropriate contractors and prepare recommended bid list
- Arrange for the distribution of bid packages, set due dates and additional bid requirements
- Receive and evaluate bids. Review bids and correspond with bidders in order to obtain missing information and to equalize the bids
- Present recommendations to owner for bid award
- Negotiate with contractors as required in consultation with owner and award contract
- Negotiate final contract terms and documents

Construction Management
- Organize and lead regularly scheduled progress meetings with the contractor and professionals in order to monitor progress and resolve disputes
- Review change order requests and make recommendations to owner for approval
- Monitor RFI and submittal logs and work with professional team to provide information to the contractor in a timely manner
- Review contractor’s applications for payment and make recommendations to owner for approval
- Interface with owner’s project accountant on monthly financial statements and forecasts
- Report periodically to owner on the status of construction schedule and costs
- Be available to report to owner’s investors and joint venture partners on project timing and costs
- Review and approve contractors close out package including approvals by municipal, state and federal agencies
- Monitor and approve contractors progress in completing punch list or other remedial work

Marketing & Leasing
- Assist owner in the preparation of marketing materials
- Retain and direct architects for tenant improvement work
- Provide budgets and schedules for owner’s use in preparing leasing proposals
- Bid and award tenant improvement work to general contractors
- Obtain building permits for TI projects
- Attend TI progress meetings and resolve disputes as they arise
- Review and recommend for approval contractor change orders and applications for payment
- Ensure final tenant acceptance and project close out
